Coffee Break: Learn to score big contracts

Call center wins award

For the sixth consecutive year — and the seventh time since 2004 — Memphis-based Answering Advantage has won the Award of Excellence from the Association of TeleServices International.

Answering Advantage is a 24/7 call center and answering service. Thepany was judged by an independent panel of judges on call-handling skills, live calls, courtesy, response time, accuracy and overall service to clients.

EDR sells Ga. property

Memphis-based Education Realty Trust Inc., a leading provider of college housing, said Tuesday itpleted the sale of Clayton Place for $20.5 million.

The 854-bed apartmentmunity serves Clayton College and State University in Morrow, Ga. CSU Foundation Real Estate II LLC acquired the property from EDR under a lease-purchase agreement after leasing the property from EDR since Feb. 1.

In April, Education Realty Trust sold another noncore property — the 336-bed Collegiate Village in Macon, Ga., to the Macon State College Foundation Real Estate LLC for $7.5 million.

The net cash proceeds of $27.8 million generated from the sale of the two properties will be used for working capital needs.

Education Realty Trust, a real-estate investment trust, owns or manages 57munities in 23 states.

Done deals

The three-year-old Preserve at Forest Creek Apartments, at Bill Morris Parkway and Forest Hill Irene Road, has sold for $45.5 million, or $109,900 for each of the 414 apartments. Blake Pera and Tommy Bronson III of CB Richard Ellis Memphis’ multifamily division and Robert Given of CBRE’s Miami office represented the seller, Florida-based Altman Development Corporation.

Orgwide Services has signed a new lease for 2,200 square feet of office space at 71 Peyton Pkwy., Suite 100 in Collierville. Jon Albright of Investec Realty Services represented the landlord and Michael Morgan of CB Richard Ellis represented the tenant.

Napa Door has signed a new lease for 27,000 square feet at 4290 Delp. Hank Martin with NAI Saigpany represented the landlord, RNB Interests LLC and BAK Interests LLC.
